Bellagio by the Sea is a single building of residential apartments located on the Northern Beaches with stunning ocean views. However, the prominent coastal climate had weathered the building, resulting in water ingress and a multitude of issues.

Remarkably, the building’s downpipes had become completely blocked by salt accumulated over the past decade. Paynter Dixon Remedial was engaged by Mostyn Copper, the Project Manager, to oversee repairs across four stages with a primary focus on roofing. The team’s building investigation identified the extent of water ingress and informed a solution process with numerous consultants engaged.

The comprehensive solution responds to the climate, utilising noncorrosive materials and reconfiguring the drainage system. Related works include paving, repainting, and upgrading of the electrical and mechanical systems. Safety protocols were implemented as the team operated at height and by rope on the three-story building.
